Purchasing Procedure

Step 1

Choose Your Block of Land

Our sales consultant will help you select a block of land that best suits your budget and requirements.

Discuss with your builder to ensure your block complements your chosen house design.

Step 2

Pay the Reservation Fee & Complete Identity Check

Pay a $2,566 reservation fee to secure your lot (comprising a $2,500.00 Land Reservation Fee and a $66.00 non-refundable AML Compliance Fee) and provide details for all purchasers and your solicitor.

Note: An AML (Anti-Money Laundering) check is a mandatory identity verification process that real estate agents must perform on all clients from July 1, 2026.

  • Completing Your Identity (AML) Check:
    1. Once your details are submitted, each purchaser will receive an automated email from aml_XXXXXX@verify.amlhub.com.au (where XXXXXX is a 6-digit system-generated code).
    2. Click the link in the email and complete the quick mobile verification using a valid photo ID (e.g., Passport or Australian Driver Licence).
    3. Note: Please check your junk/spam folder if you do not see the email shortly after booking.

Sales Advice will be issued once the reservation fee is paid and AML check is completed and approved.

Step 3

Sales Advice Digital Sign-Off

You will receive a Digital Sales Advice sent from Sales@dahuaaustralia.com.au with the subject line starting with:

Your Signature is requested: Sales Advice for Menangle Park [Stage No.] [Lot No.]

You must digitally sign the Sales Advice within 48 hours of issuance.

If the Sales Advice is not signed within 48 hours, the reservation will be cancelled, and the $2,500.00 Land Reservation Fee will be refunded.

Step 4

Contract Issuance and Exchange

Once the Sales Advice is signed off, the Contract will be issued to your solicitor/conveyancer within 7 days to be exchanged from the issue day. Your block of land will be taken off the market during this 7-day period.

If you do not proceed to exchange contracts within this period:

  • A $440 non-refundable contract handling fee and $66.00 non refundable AML Compliance Fee will be charged.
  • Cancellation Advice will be issued.
  • $2,060 of the Land Reservation Fee will be returned to you.

If you are willing to proceed with the purchase, signed contact and 5% deposit required. (the full deposit is now non-refundable)

Step 5

Settlement

  • Unregistered land: Settlement is due 21 days from registration of title.
  • Registered land: Settlement is due 28 days from unconditional exchange, or as specified in the Contract for Sale.

Additional Notes

The Principal has no obligation to sell this property, and you have no obligation to buy this property until contracts are exchanged.
